Design Manager

Design & Fit-out Coordination

• Lead architectural and interior fit-out design reviews at all project stages, ensuring compliance with approved concepts, specifications, hotel operator standards, and constructability requirements.
• Review drawings, specifications, and coordination details; proactively identify design conflicts, risks, and constructability issues, and propose practical solutions.
• Produce design sketches and alternative studies to support decision-making and value optimization.

Construction & Site Management

• Conduct pre-construction, construction, and post-construction inspections to ensure works are executed in line with design intent, approved shop drawings, and quality standards.
• Coordinate and chair fit-out coordination meetings with consultants and contractors; record minutes and follow up on actions to ensure progress and alignment.
• Support the Construction Manager in monitoring contractor performance and ensuring compliance with contract documents and approved procedures.

Shop Drawings & Materials

• Review and verify contractors’ shop drawings for accuracy, completeness, and compliance prior to submission to design consultants.
• Coordinate with consultants and the construction team to facilitate timely review and approval of shop drawings.
• Participate in the evaluation and approval of finishing materials, FF&E, loose furniture, and mock-up rooms, ensuring full compliance with approved specifications and quality benchmarks.

Documentation & Reporting

• Ensure effective document control, confirming that only the latest approved drawings and documents are issued and used on site.
• Assist Quantity Surveyors in the preparation and verification of Bills of Quantities related to architectural and fit-out works.
• Prepare monthly progress reports and ad-hoc reports for submission to the Project Director and Construction Manager.
• Review as-built drawings, operating manuals, and maintenance manuals prior to handover.

Deputy-Level Responsibilities

• Act as a key technical advisor to the Project Director and Construction Manager on architectural and fit-out matters.
• Support overall project coordination and decision-making, acting on behalf of the Fit-out Manager when required.
• Perform other duties necessary to ensure successful delivery of architectural and fit-out scopes.

Education 

• Bachelor’s Degree in Architecture

Experience:

• Minimum 10 years of professional experience in architecture and interior fit-out, with strong multidisciplinary coordination
• Proven experience in hospitality projects and/or high-rise developments (minimum 20 storeys)

Skills & Knowledge

• Strong understanding of construction contract documents and project coordination processes
• High level of technical competence in architectural and fit-out works
• Language & Software
• Proficient in written and spoken English
• Proficient in MS Office and AutoCAD
