Investment Manager (Investment, Research And Project Management Team)

■ Overview

• The Investment Management will support the Investment, Research and Project Management team (Investment Department) in new investment, project management (PM), joint venture/partners relationship management (RM), and risk/compliance oversight to ensure optimal investment performance and smooth partnerships in line with the company's strategic goals.

■ Responsibilities

1. Implement New Investment

• Support executions of new investment/deal and transactions, in coordination with other teams at MCUDV.

• Support key activities including financial analysis, valuation and modeling, due diligence, data room management, and transaction documentation.

• Support deal structuring, pricing, negotiation, and closing, ensuring alignment with company’s objectives internal approval procedures.

• Contribute to deal origination support, including preparation of pitch materials, Investment proposal/Memo, and participation in partners discussions.

• Ensure timely and high-quality delivery of all deal materials and outputs.

• Participate in and implement MCUDV’s assignments with partners (local developers, banks, lawyers..).

• Support market research and contribute to company’s growth of market insights and intelligence.

• Support Investment Director in any other tasks or strategic projects as required, including market research, networking and business developments.

2. Project Management

• Support the management for full lifecycle of project developments (financials, budgeting, construction, operation, sales, contracts…).

• Assist in monitoring and managing the performance of investment portfolios to meet development timelines, financial goals, and investment returns (such as MC guideline IRR, dividend payout, capital repatriation…).

• Assist in analyzing financial, operational data, and business plans to provide insights and recommendations for improving project performance.

• Support to manage coordination across teams (Asset Management, Construction, Operation, Accounting/Tax/Finance and Hanoi branch).

• Background and Professionality

◦ University Graduation (Bachelor Degree or above) 30-35 years old.

◦ Bachelor's Degree in Finance/Banking/Economics/Accounting.

◦ Good command in English, particularly in writing & speaking.

(Equivalent to TOEIC of 850, IELTS 6.5 or above)

◦ At least 5-7 years of experience in investment analysis, real estate, portfolio management or auditing,

preferably within the real estate or financial sectors.

◦ CFA/ACCA/CPA certification is a plus.

◦ Proficiency in office computer applications, especially Excel.

• Specific job skills

◦ The ability to analyze the general situation of the company and the real estate industry.

◦ Ability to analyze, evaluate and appraise financial needs (quantity, time) and risk level in financial plans.

◦ Ability to analyze and synthesize information to support decision making.

◦ Ability to build relationships with internal & external parties.

◦ Sufficient knowledge about Vietnam’s laws, including general Civil Transactions laws and relatedly

specialized-real estate laws.
