Senior Manager, Research & Development

Job Purpose

To co-lead real estate project concepts, investment strategies, and risk assessments alongside the Head of R&D while serving as the primary departmental representative in cross-departmental meetings, and leveraging Vietnam-specific market intelligence to optimize land acquisition and portfolio growth.

Key Responsibilities:

1. Market & feasibility:

• Lead and finalize supply/demand analysis, feasibility studies, and competitor benchmarking for Vietnam’s key markets.

• Translate macroeconomic trends and regulatory changes (e.g., Land Law, housing decrees) into actionable risk/opportunity assessments.

2. Project Strategy:

• Formulate innovative project concepts, product positioning, and phasing strategies aligned with local market cycles.

• Prepare strategic research reports and investment memoranda for internal investment committee and regional board.

3. Team management:

• Define the long-term R&D roadmap; manage department budget, resource allocation, and succession planning.

• Ensure R&D deliverables align with business objectives and quarterly KPIs.

4. Cross-functional & external relations:

• Collaborate with internal department on investment, project development, sales/leasing & marketing, operation.

• Drive high-level consultations with provincial authorities, partners, and consultants.

• Represent the department in joint venture discussions and project approval meetings.

• Education: Bachelor's degree or higher in Real Estate, Economics, Valuation, Urban Planning, Finance or related disciplines

• Experience: 9+ years in research & development, asset management and project development, with at least 5 years in leadership roles (team management). Proven track record in Vietnam’s real estate market.

• Skills:

• Strong analytical modeling, research methodologies, market forecasting, and presentation skills

• Team leadership, mentoring, and workload delegation

• Stakeholder management and cross-functional collaboration

• Proficiency in data tools: Advanced Excel, Power BI / Tableau, and familiarity with real estate databases

• Adaptability to fast-changing regulatory environments

• Strong analytical and logical thinking skills

• Languages: Proficiency in English and Vietnamese (both written and spoken)

• Knowledge:

• Comprehensive understanding of regional and global macroeconomic trends affecting Vietnam

• Deep understanding of local planning laws and market cycles

• Prior experience in product development (e.g., concept design, product mix, unit specifications, phasing strategy) is a strong plus
