Position Summary:
The MEP Site Manager, under the Developer’s Project Development team, is responsible for managing the full life cycle of a construction project - from design concept through construction and handover. The will represent the developer to manage Contractors and Consultants as well as to work with internal stakeholder to ensure project delivery on time, quality and cost also with safety.
Key Responsibilities:
1. Site Management
• Supervise and monitor works on site in particular MEP works to ensure compliance with approved drawings, specifications, materials, mock-ups, and Developer standards.
• Conduct regular site inspections to verify workmanship quality and standards.
• Identify defects, non-conformance works, and quality issues, and follow up corrective actions with contractors and consultants.
• Review and monitor contractors’ shop drawings, material submissions, method and statements.
2. Design Consultant Coordination
• Coordinate closely with Design Consultants to ensure MEP design intent is properly and timely implemented on site.
• Review and monitor design changes, RFIs, site instructions, revised drawings, and consultant responses during construction.
• Coordinate design integration among Architecture, Structure, MEP, Interior Design, Landscape, and Infrastructure disciplines.
• Support consultants and contractors in resolving technical discrepancies, constructability concerns, and site conflicts.
• Participate in design coordination meetings and provide site feedback to improve constructability, quality, and project execution.
• Follow up pending consultant comments, technical clarifications, and updated drawings to avoid delays to construction progress.
• Coordinate approvals for materials, and mock-ups in accordance with Developer requirements.
• Control, monitor and request for Variation Order approval in timely manner.
3. Construction Coordination & Progress Monitoring
• Work closely with Project Management and Construction teams to ensure works progress according to approved schedule and project milestones.
• Be responsible for monitoring site schedule, coordinating with contractors and other relevant parties for execution of the construction works and all site matters including safety measures.
• Attend site meetings and provide updates on progress, site constraints, quality concerns, and key risks.
• Support testing and commissioning, inspection, and handover activities especially related to MEP works.
4. Quality Control & Compliance
• Ensure all works especially MEP works comply with approved specifications, QA/QC procedures, authority requirements, and Developer standards.
• Verify that MEP materials, finishes, and workmanship meet good construction standards, construction drawings and specifications, approved method statement, procedures and design requirements, etc.
• Be responsible for coordinating with contractors and other parties to ensure all defects are rectified according to the approved methods and prior to handover.
• Follow and implement the Quality Management System and the Environment, Health and Safety Management System of the Company.
• Understand and comply with authority regulations in inspection of construction works, prepare sufficient inspection documents and records to form sufficient handover documents for the projects.
• Maintain consistency with the Developer’s design identity, branding, and aesthetic standards.
• Review as-built drawings and handover documentation prior to project completion.
5. Documentation & Reporting
• Maintain and track site records, submissions, approvals, inspection reports, RFIs, and change records.
• Prepare progress reports, inspection notes, issue trackers, and summary updates for management review.
• Highlight any site issues affecting time, cost, quality and safety of the construction works to Site Manager/Project Manager and follow up with rectification works if required.
• Ensure proper filing and control of documents and latest approved drawings at site.
Yêu cầu công việc
• Candidate must possess at least a Bachelor’s Degree in Mechanical & Electrical Engineering or equivalent.
• At least 7 year (s) of working experience in related construction field especially high-rise building.
• Good knowledge of relevant regulations in building construction field, including fire-fighting specification requirements.
• Having experience working for a developer or contractor and Hands-on knowledge of ISO or any other quality procedures will be an added advantage.
• High sense of responsibility, willing to work overtime and under high pressure.
• Demonstrated ability to work independently and play as a team.
• Proactive thinking, creative, hard working.
• Excellent communication skills in Vietnamese and English.
• Exceptional interpersonal skills.
• Willingness to learn and adapt in a dynamic working environment.
• Willing and fit for frequent business travelling.
