[HCMC] Assistant Manager, Business Development & Commercial (Industrial Real Estate)

A. Investment Origination & Strategy

• Identify and evaluate new investment opportunities across:

• Industrial properties (Ready-built factories/warehouses)

• Data center developments (hyperscale, wholesale, JV structures)

• Other strategic initiatives aligned with platform growth

• Conduct market research and track key trends (rental rates, land pricing, demand drivers, etc.)

• Support development of investment strategies, entry structures, and market expansion roadmaps

B. Financial Analysis & Underwriting

• Build and maintain detailed financial models

• Perform feasibility studies, valuation, and risk analysis for potential investments

• Conduct scenario testing (leasing assumptions, exit multiples, capital structure, etc.)

• Prepare investment recommendations and clearly articulate risks and returns

C. Deal Execution

• Support end-to-end execution of transactions including:

• Due diligence (legal, financial, technical, commercial)

• Structuring (JV, lease, development agreements, platform-level partnerships)

• Investment Committee (IC) materials and approvals

• Coordinate cross-functionally (legal, finance, design, construction, external advisors) to close transactions

• Engage with partners (developers, vendors, financial institutions) during negotiations

D. New Initiative Development

• Work on new verticals or strategic initiatives as directed (e.g., digital infrastructure, utilities-linked assets)

• Degree in Finance, Ec

Yêu cầu công việc

• Degree in Finance, Economics, Business, Real Estate, or relevant field of study.

• Minimum 5 years’ relevant working experiences (e.g. Investment, Financial Due Diligence, M&A Advisory). Experience in warehouse development or industrial park land plot acquisition in Vietnam is preferable.

• Having experience conducting FS, valuation, due diligence, and investment review in Real Estate is an added advantage.

• Good business acumen and interpersonal skills.

• A strong network with Vietnam developers, industry key players & government authorities is a plus.

• Solid understanding of legal framework of real estate business, esp. industrial property for lease business is a plus.

• Strong communication, fluency in spoken and written English, knowledge in a 3rd language is a plus.

• Proficiency in MS Office (Word, Excel, PPT)

• Strong problem solving, organizational and analytical skills.

• Outcome driven and ability to flourish with minimal guidance.

• Must be willing to travel to North, Central and South of Vietnam.
