Accounting Specialist

1. Real Estate Project Accounting

• Calculate and manage cost of goods sold for real estate projects, including cost accumulation, unit cost allocation, and COGS recognition at the point of handover.

• Handle real estate revenue recognition in accordance with VAS, covering sales contracts, instalment revenue, and deferred revenue management.

• Perform project-based cost control, including budget monitoring, cost accruals, contractor payment verification, and capitalized interest allocation.

2. Tax Compliance & Reporting

• Coordinate and support during tax inspections or audits, ensuring compliance with legal requirements.

3. Audit & Internal Control

• Support internal and external audit processes, ensuring accuracy and completeness of accounting and tax data.

• Contribute to the review and improvement of financial procedures and internal controls to ensure compliance and efficiency.

4. Other Duties

• Perform other accounting and finance-related tasks as assigned by the General Director or Board of Management.

• Bachelor’s degree in Accounting or Auditing;

• Minimum 3–5 years of accounting experience, with at least 2 years in a real estate developer;

• Professional certifications such as ACCA, CPA, Chief Accountant, or Tax Service Certificate are preferred;

• Strong technical knowledge of core accounting functions, taxation, and financial reporting procedures;

• Sound understanding of local financial, tax, and accounting regulations and practices;

• Proficient in English communication for working with foreign managers and directors;

• Hands-on experience with FAST accounting software;

• Advanced skills in Microsoft Excel and proficiency in other MS Office applications;

• Detail-oriented, diligent, and analytical with strong organizational and problem-solving abilities;

• Careful, patient, responsible, and an effective team player.

WORKING TIME AND LOCATION

● Time: From Monday to Friday every week.

- Morning: From 8 a.m. to 12 a.m.

- Afternoon: From 1 p.m. to 5 p.m.
