Senior Associate, Research & Development

Job Purpose

The Research & Development (R&D) Manager will lead strategic market research, feasibility studies, and product innovation initiatives to guide high-level investment decisions. This role is responsible for directing the daily operations of the R&D team, ensuring the highest standards of data accuracy, source validation, and project timelines. The Manager will analyze macro trends, competitor landscapes, and regulatory frameworks to identify lucrative real estate growth opportunities across Vietnam and Southeast Asia. Acting as a key cross-functional collaborator, the position works closely with Investment, Asset Management, and Project Development teams to align research insights with broader business objectives.

Key Responsibilities:

1. Market & feasibility:

• Conduct market supply/demand analysis and feasibility studies for potential projects.

• Develop project concepts and product positioning for new developments.

2. Data quality & processes:

• Maintain a comprehensive database of market transactions, land prices, and competitor project data.

• Establish data validation and regular update protocols.

3. Trend monitoring:

• Monitor macroeconomic trends, competitor benchmarking, and regulatory changes (e.g., land laws, decrees).

• Prepare strategic research reports and dashboards for leadership.

5. Additional duties

• Perform other tasks as assigned by line manager and HOD.

• Education: Bachelor's degree or higher in Real Estate, Economics, Valuation, Urban Planning, Finance or related disciplines.

• Experience: 3+ years in real estate research, real estate consultancy, investment, equity research (property sector), real estate development or asset valuation.

• Skills:

• Strong analytical modeling, research methodologies, market forecasting, and presentation skills

• Proficiency in data tools: Advanced Excel, Power BI / Tableau, and familiarity with real estate databases

• Attention to detail and ability to work independently

• Strong analytical and logical thinking skills

• Adaptability to fast-changing regulatory environments

• Languages: Proficiency in English and Vietnamese (both written and spoken)

• Knowledge:

• Good understanding of regional and global macroeconomic trends affecting Vietnam

• General understanding of real estate market in Vietnam and/or Asia
