- Establish and operate end-to-end accounting and financial systems under a property-based accounting model

- Manage and oversee all accounting activities of the building/project. Strong understanding of typical revenue and expense structures: Management fees, Maintenance fund, ...

- Prepare and review financial statements, management reports, and ad-hoc reports

- Ensure accuracy, completeness, and timeliness of accounting data

- Control operating expenses; Manage maintenance fund and other resident-related funds in compliance with regulations

- Monitor and analyze budget variances, daily cash flow and liquidity, bank accounts for each property/fund....; prepare cash flow forecasts...

- Ensure compliance with: Vietnamese Accounting Standards (VAS); Tax regulations (VAT, CIT, PIT); Housing regulations

- Lead and develop accounting team

- Other tasks assigned by BOD.

Yêu cầu công việc

- Bachelor’s degree or above in Accounting, Auditing, or Finance.

- Possess Chief Accountant Certificate as required by Vietnamese regulations.

- At least 3 years in a Chief Accountant or equivalent position

- Mandatory experience in residential building management / property management / real estate sector.

- Experience working with Property Management, Developers, and Residents’ Management Board.

- Strong knowledge of Vietnamese Accounting Law and Tax regulations (VAT, CIT, PIT).

- Good understanding of regulations related to residential buildings (Housing Law, Decrees, Circulars)

- Strong team management and leadership skills
