Senior Manager, Product Development (Industrial Park & Logistics Park)

Product Strategy & Development 

• Develop the Phase 1 product strategy and asset portfolio for the Industrial Park and Logistics Park. 
• Define product positioning, value propositions, and target customer segments. 
• Design commercially competitive FTZ offerings that integrate available incentives and market advantages. 

Product Design & Specification 

• Develop detailed product specifications for: 
• Ready-built warehouses (RBW) 
• Bonded cross-dock facilities 
• E-commerce fulfillment facilities 
• Multi-country consolidation centers (MCC) 
• Industrial land products 
• Build-to-suit opportunities 
• Translate tenant and investor requirements into practical product specifications and development requirements. 

Development Planning & Phasing 

• Define Phase 1 development scale, including: 
• Land allocation (hectares) 
• Gross floor area (GFA) 
• Product mix 
• Development sequencing 
• Recommend development phasing based on market demand, leasing commitments, and investment priorities. 

Commercial & Pricing Strategy 

• Develop warehouse rental pricing frameworks and commercial assumptions. 
• Support leasing strategy and pre-leasing campaigns by providing product positioning and pricing recommendations. 
• Ensure pricing remains competitive while supporting project return objectives. 

Feasibility & Investment Planning 

• Conduct and coordinate technical, commercial, financial, and regulatory feasibility assessments. 
• Lead preparation of product-related inputs for investment approval submissions. 
• Support development of business cases and financial assumptions for FTZ projects. 

Stakeholder Coordination 

• Act as the primary coordinator between: 
• Market research consultants 
• Master planning consultants 
• Business Development teams 
• Prospective tenants and investors 
• Internal strategy and development functions 
• Ensure product requirements are reflected in planning and investment decisions. 

Yêu cầu công việc

• Bachelor's degree in Real Estate, Urban Planning, Engineering, Architecture, Economics, Business Administration, Logistics, Supply Chain, or related disciplines. 
• Master's degree is preferred. 
• 6-10 years of experience in: 
• Industrial real estate development 
• Logistics park development 
• Warehouse development 
• Industrial park planning 
• Product development 
• Investment feasibility studies 
• Experience with industrial park developers, logistics real estate platforms, FTZs, SEZs, ports, airports, or large-scale mixed-use developments is preferred.
