1. Tenant Acquisition & Retention

• Develop and implement leasing strategies to attract high-quality tenants and achieve leasing and occupancy targets.

• Lead tenant acquisition activities, identify and evaluate potential tenants, and negotiate lease terms and conditions.

• Manage relationships with existing tenants to maximize tenant retention, satisfaction, and long-term business performance.

• Develop and maintain a strong tenant portfolio and ensure an appropriate tenant mix in line with the mall’s positioning.

2. Market Research & Analysis

• Lead market research and analysis to identify retail trends, competitors, consumer behavior, and market opportunities.

• Analyze customer demographics, foot traffic, market demand, and tenant performance to optimize the tenant mix.

• Provide regular market insights and leasing analysis to support management decision-making and leasing strategies.

3. Lease Negotiation & Documentation

• Oversee the full leasing process from initial inquiry and tenant evaluation to lease negotiation and signing.

• Lead negotiations on rental rates, lease terms, lease duration, tenant obligations, and other commercial conditions.

• Ensure leasing documents, contracts, and related legal requirements are accurate, complete, and properly managed.

4. Cross-Functional Collaboration

• Lead coordination with Marketing, Legal, Finance, Operations, and other relevant departments to ensure smooth execution of leasing activities.

• Work closely with relevant departments to develop promotional and business strategies to attract target tenants and support mall traffic and sales performance.

• Coordinate with internal teams to resolve tenant-related issues and ensure effective tenant support.

5. Financial & Performance Management

• Set, monitor, and manage leasing performance targets, including occupancy, rental revenue, and leasing results.

• Prepare and manage the leasing budget and monitor leasing-related expenses.

• Analyze leasing performance and provide regular reports and recommendations to management.

• Monitor lease expirations, renewals, tenant exits, and vacant units to maintain stable occupancy and optimize revenue.

QUALIFICATION

• Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field.

• At least 5 years of experience in retail leasing, with experience in managing a leasing team preferred.

• Experience working with global brands is preferred.

• Fluent in English and proficient in Microsoft Office.

• In-depth knowledge of the retail leasing market, tenant trends, and current retail industry.

• Strong negotiation, communication, analytical, and problem-solving skills.

• Strong business acumen and numerical skills, with a target-oriented mindset.

• Good leadership and people management skills.

• Ability to work under pressure and manage multiple priorities.

Preferred (nice-to-have)

• Experience working in shopping malls, retail, hospitality, or chain restaurant environments.

• Strong network within the F&B industry is highly preferred.
