Job summary:

The position is responsible for financial analysis and reporting for real estate development projects in Vietnam, including budgeting and forecasting, feasibility study preparation, and financial statement analysis of joint venture companies.

The role focuses on financial and business analysis rather than routine bookkeeping and tax compliance, and works closely with project teams, joint venture partners and headquarters in Japan to support management decision-making.

Key responsibilities:

1. 80% of the role will focus on ongoing projects in Vietnam, including budget-versus-actual analysis, budget revisions, project performance review, sales policy review, and preparation of weekly and monthly management reports. 10% will involve feasibility study preparation and project cash flow analysis for potential new projects, while the remaining 10% will be dedicated to financial statement analysis and performance review of joint venture companies.

2. Coordinate and communicate effectively with relevant members, i.e., PJ PICs (expats), Vietnamese members in our company, HQ members, and accounting PICs at local JV companies.

3. Analyze project performance and investigate variances between budgets and actuals by reviewing supporting data and discussing the underlying reasons with internal project PICs and relevant members in JV partners.

4. Primarily focuses on financial analysis, management reporting and business performance evaluation rather than journal entry preparation or tax compliance.

5. Prepare feasibility study (project cash flow) for new potential projects of residential development.

6. Facilitate communication in English and Vietnamese during meetings, prepare meeting minutes, and translate relevant business and financial documents when required.

7. Identify opportunities to improve existing reporting, budgeting and analytical processes.

8. Other relevant tasks on request.

Yêu cầu công việc

Qualifications:

1. Bachelor’s degree in Accounting, Finance or related field.

2. Experience: 5 years.

3. Working experience in investment finance, accounting or audit. Experience at Big 4 accounting firms and at real estate developer is strongly preferred.

4. Good knowledge of accounting, corporate finance, taxation, budgeting, forecasting and budget-versus-actual analysis.

5 .Experience in preparing or reviewing feasibility studies and analysis on real estate development (especially for residentials).

6. Experience working with joint venture companies.

7. Highly proficient in spoken and written English.

8. Advanced proficiency in Microsoft Excel, experience with Power BI or other reporting tools is an advantage.

9. Ownership of assigned tasks, cooperative, flexible, keen to learn new areas, and willing to improve the current processes.

10. Mostly work in the office in Sai Gon Ward, HCMC, with occasional business trips if required.
