[BĐS/ English/ Strong Market Rearch & FS] Senior Strategic Planning Executive

I. JOB OBJECTIVES

NHO is looking for a Senior Strategic Planning to conduct real estate market research, feasibility studies and financial analysis to support project evaluation, investment decisions and strategic planning throughout the project lifecycle.

II. RESPONSIBILITIES

• Conducting market research on the real estate market across residential, commercial and mixed-use sectors to support investment screening and positioning.

• Preparing comprehensive Feasibility Study (FS) for pipeline projects, covering land cost, construction cost, revenue assumptions, financing structure, NPV, IRR, payback period and sensitivity analysis.

• Building and maintaining comprehensive cash flow (CF) models for both potential (pre-investment) and on-going projects, updating them as design, cost, pricing and financing assumptions change.

• Conducting market surveys (pricing, absorption rate, comparables) and preparing research/investment reports for the Board, JV partners and institutional investors.

• Regularly updating FS/CF drivers and macroeconomic scenarios, and interpreting FS/financial modules to advise on project feasibility and go/no-go decisions.

• Collaborating with relevant departments throughout the project lifecycle.

• Applying AI tools (e.g., ChatGPT, Claude, Copilot) in daily work to improve productivity in market research, data analysis, FS/cash flow model building, and report/document drafting.

• Other tasks assigned by line manager.

1. Educational Background

• FLUENT IN ENGLISH (MUST HAVE).

• University degree in Finance, Economics, Real Estate, Valuation or other relevant major.

2. Experience

• Minimum 3–5 years of experience in real estate, investment appraisal or financial modeling, gained at a developer, bank, fund, or consulting firm.

• Track record of independently delivering FS/CF models in investment decisions, ideally for residential, mixed-use or investment-grade projects in Vietnam.

• Experience working directly with JV partners, banks or institutional investors on financial due diligence is an advantage.

3. Skills Required

• Advanced Excel modeling skill: able to build and audit complex, error-free FS/CF models with dynamic scenario and sensitivity toggles.

• Strong quantitative and analytical judgment – able to challenge and defend assumptions (cost, price, financing) under scrutiny from the Board or investors.

• Practical, independent proficiency with AI tools (ChatGPT, Claude, Copilot, etc.) as part of day-to-day workflow, not just occasional use.

• Working knowledge of Vietnamese real estate legal/planning basics; good command of PowerPoint/Word for board-ready deliverables.

4. Personalities

• Well organized, able to handle tight deadlines; strong attention to detail.

• Confident, proactive and genuinely interested in real estate; high integrity when handling confidential financial data.
