Senior Officer Asset Management (Chuyên Viên Quản Lý Tài Sản Cấp Cao)

We are looking for a Senior officer asset management to join our team in Hung Yen. Support the head of the asset management department by operating the technical systems of the factory 24/7 at the project. Technical staff must have a sense of responsibility: lead by example and participate in all technical work.

The key responsibilities of the Senior officer asset management:

• Hỗ trợ Trưởng bộ phận Quản lý Tài sản trong công tác vận hành và bảo trì bất động sản và tài sản.

Assist the head of asset management on the operation and maintenance of property and asset.

• Quản lý toàn bộ các hạng mục/tổ đội liên quan đến tài sản, bao gồm nhưng không giới hạn: tòa nhà, hạ tầng bên ngoài, máy phát điện, hệ thống MEP, hệ thống phòng cháy chữa cháy, cảnh quan, hệ thống cấp nước, hệ thống thoát nước thải, an ninh, vệ sinh, thang máy, môi trường, v.v.

Manage all trades of the asset, including but not limiting to Buildings, External infrastructures, generators, MEP systems, fire fighting systems, landscape, water networks, sewage networks, securities, cleaning, lift, environment, and etc.

• Lập kế hoạch và thực hiện công tác kiểm tra, giám sát tài sản đang vận hành của công ty theo định kỳ hằng ngày, hằng tuần, hằng tháng và các kỳ khác.

Plan, carry out daily, weekly, monthly and other periodic inspection and checking of company’s operating asset.

• Hỗ trợ và điều phối các hoạt động cải tạo của khách thuê cũng như các vấn đề liên quan đến khu công nghiệp và tòa nhà trong giai đoạn vận hành.

Facilitate tenants’ renovation and Estate and Building matters during their operation stage.

• Ứng phó và xử lý các sự cố liên quan đến hệ thống tài sản.

Respond to asset’s systems incidents.

• Giải quyết kịp thời và hiệu quả các yêu cầu, phản hồi và thắc mắc của khách thuê trong quá trình vận hành.

Resolve tenant inquiries, feedback and requests in a timely and efficient manner during their operation stage

• Tổ chức, quản lý và giám sát công việc của các nhà thầu và nhà cung cấp dịch vụ tại khu tài sản.

Organise, manage and supervise contractors’ and vendors works at Asset site.

• Phối hợp làm việc với chủ đầu tư khu công nghiệp, các đơn vị cung cấp dịch vụ và cơ quan chức năng nhằm đảm bảo hoạt động vận hành thông suốt và tuân thủ các quy định pháp luật, bao gồm việc gia hạn giấy phép.

Liaise with industrial park developers, service providers, and authorities to ensuring smooth operation and statutory compliance, including permit renewal.

• Lưu trữ và quản lý hồ sơ, tài liệu liên quan đến vận hành, bảo trì, khách thuê và nhà thầu; biên bản bàn giao/tiếp nhận và các trao đổi, thông tin liên quan với khách thuê và nhà thầu.

Maintain respective documentation of operation, maintenance, tenant and contractor-related documents, handover/ takeover minutes and other communication with tenants and contractors.

• Hỗ trợ bộ phận cho thuê và dịch vụ khách hàng trong việc tiếp đón khách hàng tiềm năng hoặc phản hồi các yêu cầu liên quan đến khách hàng.

Support leasing and customer service teams in hosting prospects or respond to customer related enquiries.

• Ngoài các nhiệm vụ nêu trên, Người lao động có thể được yêu cầu thực hiện các công việc khác theo sự phân công hoặc ủy quyền theo từng thời điểm của Công ty và Văn phòng Trụ sở chính tại Singapore.

In addition to these duties, the Employee may be required to perform other tasks that from time to time may be assigned or delegated to the Employee by the Company and HQ Singapore office

• 5-10 years of experience in an Engineering role

• Supervisory experience (minimum 5 years)

• At least 2 years (recently) working at a project with an area of 10,000 m2
