Senior Capital Markets Associate (Chuyên viên Cấp cao Thị trường Vốn & M&A)

1. Support the Execution of Capital Raising Strategy

Research and closely monitor the risk appetite, due diligence standards, and disbursement trends of international capital flows into the Vietnam real estate market (FDI, Private Equity, REITs, Family Offices...).

Collaborate with Management to propose capital structuring options (Project M&A, Joint Ventures, Debt Financing, International Bonds) suitable for each mega-city project or land bank of BLUEMARQ.

2. Manage & Develop the Investor Network

Build, standardize, and manage a database of key international investors interested in Vietnam's real estate market.

Directly execute cold-reach activities and maintain regular communication to update Investment Funds, International Banks, and HNWIs on BLUEMARQ's projects and capabilities.

Assist the Director in arranging pitching meetings, hosting partners, organizing site tours, and conducting capital-raising roadshows.

3. Directly Execute & Coordinate Transactions

Lead document preparation

• Act as the main focal point for designing and drafting international-standard fundraising documents in English, including Teasers, Information Memorandums (IM), Pitch Decks, and Investment Proposals.
• Coordinate with the Analysis department to build Financial Models for fundraising projects.

Coordinate Due Diligence (DD)

• Act as the liaison between internal departments (Legal, Accounting, Project Management) and international consultants (Big 4, Law firms) to provide documents and clarify data during the foreign partners' DD process.
• Assist the Director in reviewing commercial terms (Term Sheets, SPAs, JVAs).
• 4. Expand Strategic Partnerships within the Real Estate Ecosystem
• Source, analyze, and propose a list of potential international partners for co-development or international operating brands (Hospitality/Property Management).
• Evaluate the capacity, reputation, and cultural fit of foreign partners before submitting recommendations to the Board of Management.
• 5. Reporting & Market Intelligence
• Prepare periodic and ad-hoc reports on the status of each partner, assess deal closure probability, and identify legal or financial risks during negotiations.
• Compile macro real estate market reports and updates on new legal regulations related to foreign capital flows to advise management.
• Bachelor's or Master's degree in Finance, International Economics, Business Administration, or International Commercial Law.
• Overseas graduates or candidates with international degrees are preferred; holding CFA or CPA certificates is a strong advantage.
• Minimum of 5 years of experience (for Senior Specialist) in International Business Development, Investment Promotion, Investor Relations (IR), or M&A.
• Proven experience working at investment funds, real estate corporations, or Big 4 advisory firms (TAS/FAS divisions).
• Full professional proficiency in business and legal English (equivalent to IELTS 7.5+ or C1). Proficiency in additional languages (Mandarin, Japanese, or Korean) is a significant advantage given the nature of foreign capital flows into Vietnam's real estate market.
• Deep understanding of Vietnamese real estate regulations, enterprise law, investment law, and international partnership standards.
• Excellent negotiation and cross-cultural communication skills; highly professional, transparent, and disciplined working attitude.
