1. Strategic Planning & Leasing Business Development

• Develop and lead the overall leasing strategy for industrial park projects, ensuring sustainable business growth and long-term commercial performance.
• Conduct market research and analyze industrial real estate trends, FDI investment flows, tenant demand and competitive landscape to identify business opportunities and target markets.
• Formulate strategies to attract foreign investors and multinational corporations, positioning projects competitively within the industrial real estate market.
• Develop long-term business plans, leasing strategies and commercial objectives to maximize occupancy rates, revenue and investment efficiency.

2. Leasing Policy & Commercial Strategy

• Develop and oversee leasing policies, including rental pricing strategies, commercial terms, incentive schemes, customer policies and negotiation frameworks.
• Establish commercial guidelines and leasing procedures to ensure consistency, competitiveness and operational effectiveness.
• Regularly evaluate leasing performance, market conditions and competitive positioning to recommend strategic adjustments to pricing and commercial policies.
• Provide strategic recommendations to senior management on leasing direction, market positioning and business development opportunities.

3. Leasing Team Management

• Lead, manage and develop the Leasing team, establishing organizational structure, business targets and performance management systems.
• Set strategic priorities and provide direction to the team in executing leasing plans and achieving business objectives.
• Coach and develop team capabilities in business development, commercial negotiation and international investor relations.
• Personally engage in strategic negotiations with key investors, multinational corporations and major tenants when required.

4. Marketing & Investment Promotion

• Define the overall marketing direction and investment promotion strategy to strengthen project positioning and attract international tenants.
• Oversee marketing initiatives, market communications and promotional activities in alignment with the overall leasing strategy.
• Develop and maintain strategic networks with investment promotion agencies, industrial associations, brokers and international business communities.

Yêu cầu công việc

• Bachelor's degree or above in Business Administration, Economics, Real Estate, Marketing or related disciplines.
• At least 10–15 years of experience in industrial real estate, industrial park leasing, commercial management or business development.
• Proven experience working with industrial park developers, particularly in projects targeting foreign investors and multinational corporations.
• Demonstrated track record in successfully developing and leasing industrial park projects with a scale of at least 200 hectares and an occupancy rate of 70% or above.
• Strong experience in developing leasing strategies, commercial policies, rental pricing structures and investment attraction strategies.
• Solid understanding of FDI investment trends, industrial real estate markets and the needs of international investors.
• Proven leadership experience in managing and developing Leasing teams, with exposure to marketing and investment promotion activities.
• Strong strategic thinking, commercial acumen, market analysis and decision-making capabilities.
• Excellent English communication and negotiation skills, with the ability to work directly with international investors and stakeholders.
