Overview: Expert, Analyst (Senior Analyst) is responsible for the preliminary assessments and pre-feasibility studies of potential land acquisition projects, conducting the market research for target projects and ensuring the provision of accurate and objective information on project performance.

Responsibilities:

A. Performance:

1. Business Opportunity Evaluation, Feasibility Analysis, and Investment Recommendations:

• Analyze investment proposals received from landowners, developers, brokers and other business partners.

• Prepare comparative analyses of potential investment opportunities and prioritize projects based on strategic fit and investment criteria.

• Detailed assessment on opportunities, including market research, legal, phasing of project development, master plan, etc. to propose feasible options for the project to apply in operational phase.

• Collect data from related departments/divisions to input, build Pre-FS/FS models.

• Build relationships, manage timeline and quality when working with external partners.

• Build and calculate Pre-FS/FS models in pre-development stage for specific purposes.

• Propose capital structure, deal structure/cooperation options with partners.

• Analyze Pre-FS/FS and assess financial performance for the project in pre-development phase.

• Prepare investment proposals, investment memorandums, teaser presentations and management reports.

2. Market Research & Market Intelligence:

• Conduct market research and analysis on real estate sectors, including residential, commercial, industrial, township and mixed-use developments.

• Monitor market trends, investment opportunities, property supply and demand, pricing, and competitive landscape.

• Research potential investment locations, land availability, infrastructure development and urban planning directions.

• Identify potential investment opportunities and provide preliminary assessments of their commercial attractiveness.

• Maintain and update market intelligence databases and investment opportunity pipelines.

3. Deal Evaluation & Due Diligence Support:

• Coordinate with internal departments, consultants and external advisors to collect and review relevant project information.

• Conduct preliminary reviews of legal, planning, technical, commercial and financial documentation.

• Identify potential red flags, investment risks and issues requiring further due diligence.

• Support the preparation of due diligence reports and transaction evaluation materials.

4. Other Tasks Required by Line Manager:

Depending on specific situation, it is needed to complete Line Manager’s requirements.

Background / Experi

Background / Experience:

• Bachelor’s degree or higher, with a preference for majors in Valuation, Economics, Finance, Real Estate …

• 4–6 years in real estate investment, financial analysis, corporate finance, consulting or business development, with a preference for Project Development and Feasibility Studies.

• Strong understanding of real estate financial modelling, project cash flow, IRR, NPV, GDV and sensitivity analysis.

• Research, market analysis and commercial assessment capabilities.

• Basic English: listening, speaking, reading, writing.

• Advanced Excel and PowerPoint; familiarity with real estate modelling tools is an advantage.

• Ability to prepare professional PowerPoint presentations and investment memorandums.
