1. JOB OBJECTIVE

- Lead and manage all activities of the Design Management Division, taking overall responsibility for architectural direction, planning, concept development, and design management throughout the project development lifecycle.

- Translate product positioning and strategy into concepts, architectural language, spatial design, and product experiences, creating a distinctive identity and differentiated value for each project.

- Ensure design solutions meet requirements for quality, aesthetics, consistency, and feasibility, while balancing product value, investment efficiency, cost, constructability, and operational considerations.

- Act as the key technical and professional focal point in coordinating between the Developer, internal disciplines, and design consultants, ensuring that design is delivered in line with the project direction, timeline, and objectives.

2. KEY RESPONSIBILITIES

2.1. Design Management Division Leadership

- Develop the Division’s strategy, objectives, and operating plans in alignment with the Company’s development direction and project portfolio.

- Organize and manage the teams responsible for planning, architecture, and technical design management.

- Allocate resources, establish coordination mechanisms, and control project timelines, quality, budgets, and operational effectiveness.

- Establish design management standards, principles, and methodologies to ensure consistency across projects.

- Report to and advise the Executive Management on key matters relating to architecture, planning, design, and product development.

2.2. Architectural Direction & Product Development

- Lead the process of translating product positioning into ideas, concepts, and design directions for each project.

- Provide direction on planning, architecture, interior design, landscape, and design standards to create distinctive characteristics and competitive advantages for the products.

- Evaluate, challenge, and provide direction on design proposals from consultants from the perspectives of architecture, aesthetics, customer experience, and commercial value.

- Ensure consistency between concept, architecture, planning, landscape, interior design, and technical disciplines throughout the design development process.

- Coordinate with relevant stakeholders to ensure design direction is aligned with business strategy, target market, and project positioning.

2.3. Design Quality Management & Optimization

- Direct the review, evaluation, and challenge of design solutions covering architecture, structural engineering, infrastructure, MEP, and other relevant disciplines.

- Assess the suitability of design solutions in terms of quality, cost, schedule, constructability, and operational requirements.

- Lead or participate in Value Engineering (VE) activities to optimize costs while maintaining product value and quality.

- Propose and make professional decisions on major design and technical issues that have a significant impact on the project.

- Control design changes, minimize variations, and ensure design decisions are effectively managed throughout the project lifecycle.

2.4. Design Coordination & Consultant Management

- Coordinate design activities among internal departments, project development teams, contractors, and design consultants throughout project implementation.

- Develop and control design briefs, scopes of work, standards, and technical requirements for design consultancy packages.

- Coordinate the selection, capability assessment, and management of consultants in terms of quality, schedule, scope, and performance.

- Review technical content and design-related scopes of work in tender documents, contracts, and procurement packages.

- Lead or coordinate the resolution of design and technical issues arising during project implementation.

- Ensure design documentation is suitable for implementation and minimize changes, adjustments, and variations arising from design-related issues.

2.5. Team Development & Design Management System

- Build, develop, and enhance the capabilities of the Design Management team, including succession planning for the Division.

- Establish and standardize processes, standards, guidelines, and design libraries applicable across projects.

- Promote the application of BIM, technology, and digital solutions in design management and coordination.

- Establish mechanisms to capture, document, and share lessons learned across projects.

- Continuously improve the Design Management system to enhance quality, efficiency, and project control.

Education & Experience

- Bachelor’s degree or higher in Architecture, Urban Planning, Construction, or a related field.

- Minimum 15 years of experience in architecture, planning, design management, or real estate project development.

- Proven career progression from professional roles in architecture, planning, design, or project management before taking on senior management responsibilities.

- Minimum 5 years of senior management experience as a Design Director, Head of Design, Head of Design Management, or equivalent within a real estate developer.

- Proven experience directly participating in or leading concept development, architectural ideas, and product direction for large-scale real estate projects.

- Experience managing multiple projects, design disciplines, and design consultants simultaneously.

- Proven experience working on the Developer/Owner side, with a strong understanding of the real estate development value chain and the process of translating design concepts into actual project implementation.

- Ability to balance product value, design quality, investment efficiency, cost, constructability, and operational requirements.

- Strong understanding of multidisciplinary design management, including architecture, planning, structural engineering, infrastructure, MEP, interior design, and landscape.
