Assistant Store Development Manager (Site Expansion & Project Management)

Job Description

Watsons Vietnam is looking for an Assistant Store Development Manager with strong experience in Site Expansion, preferably within shopping malls / premium malls, together with the ability to manage store development projects from site evaluation through to successful store opening.

This role will play an important part in Watsons Vietnam’s retail network expansion and will work closely with landlords, mall developers and internal cross-functional teams throughout the full store development lifecycle.

1. Site Expansion & Location Assessment

• Identify and source potential locations for new Watsons stores, with a strong focus on shopping malls, premium malls, hypermarkets and key retail destinations.
• Evaluate potential sites based on:
  • Catchment area
  • Footfall
  • Customer demographics
  • Competitor landscape
  • Visibility and accessibility
  • Sales potential
  • Rental level and commercial conditions
• Monitor new mall developments, market trends and potential expansion opportunities.
• Build and maintain strong relationships with mall developers, landlords, leasing teams, property agents and strategic partners.
• Maintain and develop a healthy site pipeline to support the company’s expansion plan.

2. Business Case & Financial Feasibility

• Prepare and present proposals for potential store locations.
• Work closely with Finance and relevant functions to assess the commercial feasibility of new stores.
• Prepare or contribute to:
  • Sales forecasts
  • Rental budgets
  • CAPEX
  • Store P&L
  • ROI / Payback analysis
  • Investment proposals
• Assess the financial attractiveness of each location and provide recommendations to Management.
• Support the review of post-opening store performance against the initial business case where applicable.

3. Lease Negotiation & Landlord Management

• Negotiate with landlords and mall developers on key commercial terms, including:
  • Rental rates
  • Turnover rent
  • Lease duration
  • Fit-out period
  • Landlord contribution
  • Other commercial terms and conditions
• Coordinate with Legal on the review and finalization of:
  • Offer to Lease
  • Lease Agreements
  • Commercial terms
  • Supporting documents
• Support lease renewals, relocations and closures where required.
• Maintain strong long-term relationships with landlords and mall operators to support future expansion opportunities.

4. Store Development & Project Management

• Take ownership of the store development process from site approval through to store opening.
• Develop and monitor:
  • Project timelines
  • Key milestones
  • CAPEX
  • Project risks
  • Opening readiness
• Coordinate closely with:
  • Sales Operations
  • Finance
  • Legal
  • Design
  • Construction
  • Procurement
  • IT
  • Marketing
  • Supply Chain
• Work with mall management, contractors, vendors and external partners to ensure projects are delivered according to plan.
• Monitor key store development activities, including:
  • Store layout
  • Design
  • BOQ
  • Fit-out
  • MEP
  • Construction
  • Handover
• Ensure stores are completed and opened on time, within budget and in line with Watsons’ brand and operational standards.

5. Expansion Planning & Reporting

• Support annual and mid-term store expansion planning.
• Maintain and track the expansion pipeline.
• Prepare regular reports for Management covering:
  • Site pipeline
  • Project progress
  • CAPEX status
  • Lease status
